Any Real Estate Investor...

I remember one poster, only I cant remember who(ddmadox?), had mentioned they do this for a living and even referred me to a mentorship program but I cant for the life of me find the post so I figured I would start another one.

Background, will be turning 27 next month and from a financial standpoint I have built a baseline foundation firt. Have zero CC debt, own my home and have 15-20k equity in it. Sitting on enough cash to live off of for 4-7 months and my student loans will be gone by years end. Been maxing out my 401k since I was about 22 and have close to 30k in there. I live off of under 70% and use the other 30 to save/invest/pay off long term debt.

While right now I make good money(low 6 fig), I have a good 1-3 years window here with my comp plan to make a nice windfall at year end and I wanted to now start getting into real estate with that money. I do not want to work in the traditional sense by 30 and want to use real estate as my cash flow in order to free me up to explore entrepreneurship.

Giving myself the rest of the year to stash away some extra funds to pool in with my payout and make the leap into my first rental property. Are there any other members on here that invest in real estate and can point out some good educational material(books/audiobooks etc), mentorship programs etc?

This past month there has been nothing but violence and negative stories within the media and I am getting tired of reading it all. We need balance! This thread is for people to post positive stories that they have witnessed, read or done themselves to help people out.

I live in Canada and for me I have a job that gets me by. In my city there are some homeless people. I often buy them sandwiches when I come out of 711. It costs me $5 that they didn't have. I bought some homeless guy sleeping outside of Walmart a MacDonalds meal when I was done shopping.

Last night I bought a guy's MacDonalds when he was behind me in the line up for the drive through. I sped off like I would imagine Batman would never to be seen again.

I get stares from females that would be an obvious green light in any other setting. I get hit on by gay dudes on a regular basis. But, as soon as I try to make any sort of conversation with females who show interest, I get the cold shoulder.

I'm not striking up conversation in the middle of their set or while they're wearing headphones. Does this still just come across as obnoxious?

Posting for more information/advice:

Recently, my wife and I met a "doctor." He was giving nutritional advice to a group of people. Some of this advice seemed more than a bit kooky to me, but what do I care? I wasn't listening to him.

Well it turns out my wife's friend was. She seems "smitten" by this doctor and very much is into what he is saying. She said things to my wife, who then speaks to me, and now I am trying to figure out what this guy is all about.

Long story-->short, my wife's friend's family has a high rate of breast cancer. They were discussing Angelia Jolie's double mastectomy. From what I understand (story told through my wife's friend, through my wife, to me), the "doctor" was claiming that it was an unnecessary procedure and that proper diet could have alleviated the risk of cancer.

This sounded like some serious BS to me...So I looked him up. I was surprised to learn that this doctor was not an MD, but a "Doctor of Chiropractic." This is apparently a real thing out of the Palmer College in Davenport, IA http://www.palmer.edu/DC/

So, I guess I'm just trying to figure out:

-What, exactly, is a Doctor of Chiropractic?

-Is a Doctor of Chiropractic qualified to give this sort of advice out? What is a D.C. qualified to do?

-I've always thought Chiropractors were "not real doctors"...was I wrong? Is he appropriately labeling himself as "Dr. Smith"?

I'll start. I've been playing for 18 months, so I realize that I'm not to the point where people actually want to hear me play, but I can't very well start a thread and not contribute.

This is me playing Mississippi Queen. I botched a few notes, but I could probably play it 20 times and still have mistakes at this point, especially when the camera is running. I was surprisingly nervous.

Thing is I'm sensitive to hair loss, it runs in my family and I have been struggling the past few years to contain it.

Thing is though I'm also planning on starting my first cycle soon and realize there is a good chance I will lose it all even with hair loss treatment.

What I use currently to maintain my hair.

Lipogaine Minoxidil (a combination of 5 percent minoxidil and 5 percent azelaic acid)

Regenepure DR (A ketoconazole shampoo, similar to Nizoral but higher quality)

I don't use finasteride anymore because of it messes with my dik.

So I was wondering, if I did go bald do you guys think I could pull it off? Some guys certainly can but other guys end up looking like cancer patients.

Please, an opinion would be nice.

I'm 30, my stepdaughter from my ex-marriage is 12, and I've been in her life for eight years. She doesn't know her real father and considers me her dad. I divorced the mother a year ago and don't want to deal with her anymore, but I have remained close with my stepdaughter, Skyping with her most days and seeing her as much as possible. The divorce has devastated her and I feel like shit about it, so I've continued to be a dad to her for HER sake to help get her through this, but for my own sake, I think I would benefit from breaking ties with my former family at this point. I don't want to see my ex at all, both her and I will move on to new prospects, and my stepdaughter will soon hit adolescence and put me through everything that that implies.

Would it be evil for me to abandon her?

Well, pitchers and catchers have reported to Spring Training and most of the position players have also arrived. It's that time of year again!

And I think I'll start this year's thread off by pointing out exactly how flawed of a statistic WAR really is. To wit:

The Angels had a collective team WAR of 37.9, which was tops in the majors. But they finished third in their division. The pennant-winning team from the AL (Detroit) finished 23rd in the majors with a collective WAR of 13.7 and Baltimore, another postseason team, finished dead last in the majors with a collective WAR of 11.4.

To be fair, in the NL the team WARs were much more in line with where they actually finished. For instance, the team with the highest WAR in the NL was the World Champion San Francisco Giants, with a WAR of 28.9. Still, that is significantly lower than the major league-leading Angels, even though Anaheim was clearly not operating on a level anywhere near the Giants when all was said and done.

However, the Giants also had one of the top pitching staffs in baseball by any statistical measure. Except for WAR of course. Their staff's collective WAR was a mere 5.5, good for 22nd in the majors and well behind Detroit's 23.3. And we saw how much better SF's pitching staff was when squaring up against Detroit in the Series, especially when considering which staff was facing the better lineup on paper in that Series. Furthermore, Colorado had the 4th-best WAR in the NL at 14.5 yet had one of the worst staffs in the entire majors and had the league's highest ERA (5.22). Nobody who actually watched the Rockies' staff throughout the year would argue that they were anything but one of the worst collections of pitching talent in the majors. Yet they were ranked much, much higher than the vaunted SF staff in terms of WAR.

So I don't see how anyone could argue in favor of WARs alleged veracity in light of these conclusions. It's a flawed statistic at best and has little place in any sort of advanced statistical analysis of the game of baseball. There are certain advanced metrics that have some use, but WAR is simply not one of them.

I just got some of this Evan Williams Single Barrel and it's very good. Cheap too, I paid about $35US for a 0.75 liter bottle.

Funny thing is I checked it out online and read this review:

Has anyone earned an MBA online? Is it worth it?

I was thinking of applying to Penn State World Campus after my current Masters program is over (Towson/University of Baltimore). The only well known university in my area is UMD and I could also get an MBA through Towson/UB. I'm wondering if Penn World will be more valuable though. It's nationally ranked according to U.S. News (#19) and they are AACSB accredited. It's also Penn State vs. UMD, UB, or Towson. UMD would be an 1-1:30 commute as well.

Any thoughts?

I think fruits and starchy vegetables are perfectly fine foods but they're not very macro-nutrient dense and thus not a good sole source of carbohydrates for physically active people.

People who cannot eat wheat due to gluten allergies can substitute it for plenty of other healthy grains like brown rice, wild rice, amaranth, quinoa and many others.

This video is not a condemnation of the paleo diet but rather an analysis of why it may not be ideal for all population types, particularly physically active people who rely on glycogen as a fuel source.
